  • Fixed, mixed and variable mortgage tax. What’s the difference?

    • Fixed-rateconstant interest rate throughout the whole loan. 
    • Variable-ratefluctuating interest rate that responds to market conditions such as Euribor, which may lead to changes in monthly payments. 
    • Mixed-rate: a combination of fixed and variable, with a fixed rate during an initial period, and a variable rate for the remaining duration of the loan (based on an index such as Euribor and on the bank’s spread).
  • What is TAN?

    In Portuguese mortgages, TAN stands for Taxa Anual Nominal (Nominal Annual Rate). The TAN is the interest rate applied annually to the total amount of credit used. It is expressed as a percentage, and represents the cost associated with the interest on the loan. In the case of variable-rate loans, the TAN corresponds to the sum of the Euribor and spread.
  • What is TAEG?

    TAEG stands for Taxa Anual de Encargos Efetiva Global, the Portuguese equivalent of the Annual Percentage Rate (APR). It represents the total cost of the housing credit expressed as an annual percentage. The TAEG encompasses the TAN (interest rate) and other taxes, fees, and bank charges.
  • What is the difference between having 1 or 2 Home Loan holders?

    • 1 holder: the mortgage is assumed by a single person.
    • 2 holders: both are responsible for payment, which can increase credit capacity and facilitate approval. 
  • How much of a down payment do I have to make when contracting a Home Loan?

    Usually, banks require a down payment of 10% to 20% of the home’s value, depending on the financing conditions established. 

     

    However, there are exceptions. This is the case for the Crédito Habitação Jovem (Youth Housing Loan Program) with 100% financing, for those who meet the necessary requirements.

  • What is the maximum amount I can apply for on a Home Loan?

    For your first home

    • Financing starting from €25.000
    • Amount up to 85% of the property’s appraised value, and not exceeding 90% of the purchase price 
    • If you are aged 18 to 35, we can finance up to 100% of the home’s value. 

     

    For your second home

    • Financing starting from €25.000 
    • Amount up to 80% of the minimum between the property’s appraised value and the purchase price. 
  • What is the mandatory insurance?

    • A Life insurance associated with the Home Loan, which guarantees the payment of the loan in the event of the holder’s death or disability 
    • A Multi-risk insurance associated with the Home Loan, which includes protection against fire, floods, storms, earthquakes, water damage and theft or robbery.

     

  • What documents do I need to present to carry out the simulation?

    At this stage, you do not need to present any documents. The online calculations are merely indicative: they give you an idea of ​​the monthly installment you will probably pay. To make this estimate, the bank's website will ask for information such as: 

    • The price of the house you are thinking of buying, as well as the loan term and type of interest you’re considering
    • The number of holders and their dates of birth

    You will then get the results of the simulation: your expected down payment and monthly installment

  • Does the calculator include the Youth Housing Loan Program?
